A professionally installed full flake epoxy garage floor turns a bare concrete slab into a finished space a homebuyer notices on the first viewing. We work alongside developer and site teams to deliver it as an optional upgrade — specified, scheduled and photographed around your build programme.

New build garages are usually the last surface a developer finishes — and the first thing a buyer walks into. Bare power-floated concrete dusts, holds tyre marks and reads as unfinished next to a new kitchen.
A full flake epoxy floor changes that impression for the cost of a modest internal upgrade, and it is one a buyer can be offered as a choice rather than something they have to arrange after they move in.
Seamless, decorative and consistent from plot to plot — the finish photographs well for sales literature and viewings.
Seals the slab, so no more concrete dust on stored items and a floor that sweeps or mops in minutes.
A commercial-grade resin system resists hot tyres, oil, road salt and general knocks far better than a builder's coat.
Offer it as an optional extra at reservation and it becomes a margin-positive add-on instead of a spec cost.
Full flake broadcast is a multi-coat resin system, not a coating. Each stage has to cure before the next begins — which is why it needs to be planned into the build programme rather than dropped in at the last minute.
Diamond grinding to remove laitance and open the slab, crack and joint repair, and moisture testing before anything is applied.
A pigmented epoxy primer and body coat rolled out to a consistent film thickness, providing the bond and the body of the finished floor.
Colour flake is broadcast by hand into the wet base coat until refusal, then the excess is scraped back once cured for a uniform finish.
A clear protective seal that locks in the flake, adds chemical and abrasion resistance, and gives the floor its final sheen.
A typical garage takes two to three days on site, mainly because of curing time between coats. That is the installation window, separate from the period before the floor can be brought into use. On a development we sequence plots so preparation and coating stages overlap efficiently across the site.
See our full processThe flake colour is what a buyer actually chooses. We hold a range of colour blends that sit comfortably with the neutral palettes used in most new build interiors, and we can supply sample boards for a sales suite.
The most requested finish on residential plots — light enough to brighten a single garage, practical enough to hide everyday marks.
A cooler, more contemporary blend that suits garages attached to modern kitchens and utility spaces.
A calm, tone-on-tone finish for larger double garages and garages being handed over as a home gym or workshop.
Colour choice is confirmed before installation. Sample boards are available on request for sales suites and show homes.
Epoxy work is sensitive to sequencing, dust and moisture. Rather than treat a development as a series of separate jobs, we plan the whole phase with your site manager so the flooring never holds up a handover or gets damaged by trades working after us.
We agree the system, flake blend and finish standard in writing before any plot is started, so every home is handed over to the same standard.
Plots are programmed in the order they are due to complete, with wet trades finished and the garage cleared before we arrive.
Diamond grinding is dust-controlled and we agree protection and access routes with the site team in advance, including occupied plots.
Full documentation supplied for your health and safety file before work begins on site.
Most developments work one of two ways, and some use both across different plots. We are happy to structure the arrangement around how your sales process already runs.
Your sales team offers the floor at reservation as a specified extra. We liaise with the buyer on flake colour, then install before handover. The buyer deals with us directly on the choice; the developer keeps a clean, consistent handover.
Many developers specify the floor on the show home and a small number of premium plots, where a finished garage supports the asking price. The remaining plots can be offered the upgrade at reservation.

We will arrange a site visit to survey the slabs before confirming a specification.
Tell us about the site and we will come back with a suggested approach, a specification and a site visit if it looks like a fit. No obligation and no sales pressure — most developer conversations start with a question about what is achievable on the slabs you already have.
